information to help us get your property leased to a qualified lease tenant. We
work with our landlord with an exclusive representation agreement
letter that guarantees our services to quickly find and effectively market your
property to brokers, agents and tenants. We will work with prospective tenants to
show them the benefits of leasing your space rather than a competitor's space.
Instead of offering them money
for their build out, we will encourage a month's free rent to help them finance
their build out with the stipulation that once they get their occupancy permit to open up their business
that the rent will commence. We think this is a good way to help close the
deal. The
usual rule of thumb for rent commencement is the free rent period or the
occupancy permit whichever comes first. For example, if a contract is
signed with the tenant getting 2 or 3 months free rent in exchange for landlord
tenant improvements (build out expenses) the tenant pays rent when the
occupancy permit is granted and the business is open or at the end of the free
rent period, whichever comes first. We encourage our tenants and landlords
to put in options clauses that allow for extensions of the contract with
predetermined rent increases that are never less than the consumer price index cost of
